South Creek Chapel Hill Aerial
Construction is underway on the first of several buildings that are part of New York-based Beechwood Carolinas’ new, +/- 40 acre mixed-use development known as South Creek Chapel Hill. Located about a mile south of UNC Chapel Hill and across NC15-501 from Southern Village – an existing TND (Traditional Neighborhood Development), the overall site includes +/- 120 acres with 80 of those acres set aside by the developer as a Nature Preserve to be enjoyed by the residents of the entire Town.
Along with a destination restaurant, retail/office space and various indoor and outdoor amenities for its residents, when completed South Creek will include +/- 800 residential units including apartments, condominiums and land-for-sale townhomes. The approximate overall budget for the completed development is +/- $500 million.
FMK Architects worked closely with Beechwood, their civil engineer and the Town of Chapel Hill on the design and conditional rezoning of the site which includes a steep slope down to Obey Creek … on the other side of which lies the 80-acre Nature Preserve. The site / building design needed to accommodate the undulating contours of the site while also extending the existing Market Street from Southern Village into the new development.
