Savanna Woods

Story: The existing SAVANNA WOODS CONSISTS OF SEVERAL LOOSELY SCATTERED, TWO-STORY, 30-YEAR-OLD BUILDINGS IN SEDGEFIELD. IN 2010, THE CHARLOTTE HOUSING AUTHORITY PLANNED TO REZONE THE PROPERTY TO DOUBLE THE NUMBER OF UNITS. 

We developed a master plan with a more urban approach. Larger, three-story buildings were facing the perimeter roads and proposed internal streets. Existing, mature trees would be preserved along the perimeter public road. A common green space with a playground was positioned near the rear of the property to serve as a natural sound buffer to existing single-family homes.

The master plan was created to develop the property in two equal phases of 115 units. The master plan and building designs were submitted to the NCHFA for tax credit consideration, but unfortunately, the project remains unbuilt.
