The concept of a vertically integrated mixed-use development in the Carolinas was relatively unheard of until the mid -1990’s. Layering levels of parking, retail, office and residential uses in varying combinations was a building type relegated to far away urban locales. Fortunately, developers of vision familiar with smart growth principles dared to test the concept in Charlotte’s emerging center city. FMK Architects was a key participant in this new trend, basically “setting the bar” with projects like The Ratcliffe in the center city, Latta Pavilion in the historic Dilworth neighborhood, and even smaller infill projects like The Williamson in the Elizabeth community. While there is no one ideal template for a mixed-use development, there are certainly design strategies we’ve developed through experience and lessons learned. We will continue to hone these skills and look forward to raising the bar of mixed-use developments in the future. |
